Valuation & Checks
Once you are happy to let your property we will send the agreements, and check the property has all the necessary safety checks and furnishings suited for short term lets.
Professional Photos & Marketing
We will ensure that professional photos are taken and all the relevant marketing materials are drawn up, the property will be uploaded to our website, and if necessary, the OTAs such as AirBNB and Booking.com. Your property will be sent to our relocation agents and corporate companies.
Sit back and relax
Once you have spoken to our advisory team, and passed the property to us, sit back and relax while we do the hard work, taking enquiries, bookings, checking tenants in, managing the cleaning, taking deposits and dealing with any emergencies.

There are lots of things to consider when choosing the furnishings for your short term let property. Firstly the property needs to be fully furnished as this is a 'home away from home', so tables, chairs, beds and a fully equipped kitchen. The furnishings need to be hard wearing but comfortable and appealing. When including a sofa consider putting a sofa bed into the property which will increase the amount of people your property can accommodate. Beds should be zip linked, this means that if its a double, it has the ability to be split into two separate beds, again providing more flexibility to the potential tenants. It is worth adding a few unique inexpensive but quirky items to your property to make it stand out, these can include pictures, books, games and sculptures, these can entice people to book, and may provide the added touches needed for your guests to leave a positive review - ask for more details if you are unsure.
This will depend on the location of your property. If the property is in a city/urban area it is likely to be ideal for our corporate guests, these include overseas executives, directors, professional contractors, relocating staff, senior executives. If the property is situated in a known tourist area then logically it will be ideal for carefully selected leisure guests.
Standard buildings and contents insurance may not cover you if you let your property as a short term let, however, landlords’ insurance will insure you against third party and accident claims which is vital. Should your insurance be invalid you may also be in breach of your mortgage obligations. Yes you can, however the Council of Mortgage Lenders state that lenders should advise borrowers that consent is to be obtained if the borrower wishes to sublet the property, which would be the case if you let the property as a short term let. Lenders also reserve the right to change the terms of a mortgage if the borrower requests that they will be sub-letting. Failing to let your mortgage company know you are letting your property as a short term let could potentially invalidate your mortgage. As a landlord you are responsible for the safety of the occupants/tenants in your property, under common law. Since 2015, the government approved the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 which apply in England and Wales and are required to be installed, at least one smoke alarm on every storey in which there is a room being used as living accommodation, and a carbon monoxide alarm in any room used as living accommodation. The property gets cleaned after every stay, unless it is a longer stay, in which case weekly.
Guests
The key location varies on locations, some keys will need to be collected from a nearby Keynest Store but majority of our properties have key safes.
The nightly rate includes the costs for linen, towels, bills, kitchen utensils & amenities including but not limited to... washing up liquid, washing tablets, cleaning cloths, tea and coffee making facilities and a toilet roll per bathroom. These are designed for short term stays and are only replaced after each clean.
Some of our properties have a travel cot which can be provided, but the linen is not included. For more details please contact our team at bookings@guestz.co.uk
Some of our properties are dog friendly and will allow one to two small to medium sized dogs, this is chargeable at the rate of £25 per dog. Unfortunately all of our properties are NON Smoking and strictly forbidden in the properties, you will need to go outside the building to smoke. If smoking is found to have happened inside the property, due to smell, ash or cigarettes, guests will be charged a minimum of £150.00 for cleaning.
Guestz understands the frustration of waiting for deposits to be returned, so we charge a £30 non-refundable security deposit waiver, so no more waiting for money to be returned to your account once your stay is over. The majority of our apartments come with an allocated parking space, and this will be indicated on the description for the property, however not all properties have allocated parking, so it is advisable to ask before booking if you are unsure. Contact our team at bookings@guestz.co.uk

14 days prior to the booking date or 'whilst in house', ie 14 days notice to quit
Full payment is due 14 days prior to arrival. Please note if you have paid via Airbnb, this is not relevant as it is dealt with directly within Airbnb. Booking.com varies, but if you are unsure please call us on 01244 646055.
We do advise all our guests to have travel insurance in case of emergencies.
Please note when opening the windows in the property, you will notice they only open to a certain point. This is due to a safety feature on the windows and hinges. The windows are not to be forced past this point as it can damage the hinges and cause them to bend, if this happens the cost for repairing them would fall on the guests.
